About Coral Gardens

Did you know?

Our current board members were never elected and they don't hold the state required amount of meetings each year?


The State of Florida also requires/recommends a minimum of 5 board members for the size of our association, but this current board has and wants to keep it at a tight 3 of who they know and trust and it may not be a benefit to YOU or MANY OTHER condo owners.


They are big investors that have property under LLC's like Association Resources IV (Joshua Bateman), CGAR Properties Land Trust (Phil Masi and Dejan Leskaroski) 

The new candidate Dan Henry (Red Oak Capital LLC) seems to have business ties with Joshua Bateman because their businesses share the same address 7200 Aloma Ave, Winter Park, FL 32792


I have nothing against investors, I'm also an investor and have investor friends.  But I believe these guys are a different kind of investor. I, personally, don't trust them. You need to do your own research!

Garages and Gates

Did you know that the Garages are considered common area and that we all pay for them to be painted, fixed up, re-roofed but we don't get the lion's share of the rents to offset our bills and upkeep?

We don't know how exactly Association Resources got control of them and how Rent Prosper rents them out but I truly believe it may have to do with our Condo President, Joshua Bateman. He owns and/or is a director of Association Resources IV and Rent Prosper which seems to be benefiting financially from this close relationship.  I think the Florida Department of Business and Professional Regulation frowns upon this close relationship between COA Board Directors and their businesses and I will be filing a complaint as I gather more information.  The best way to get documents is to get elected on the board which this board is fighting hard to stay on and keep others out. I believe Dan Henry is another crony.  He seems to have strong ties with our COA president, Josh Bateman, and Association Resources IV.


Why are they so adamant on being on our association board when it doesn't provide a salary to be on the board??They hardly even come physically to the few board meetings they set up.  Many times they don't even come to those board meetings by video conferences either.  Would you even recognize them if they came to your door?

Remember when the board member thought our condo buildings were 3 stories high? That tells you how many times they come to our community or know our community. Sad isn't it?


So why do you think they want to be on the board so bad when they hardly come in from out of town where they live?  What could possibly be the benefit??  Hmmm


And I have been on a few HOA boards, and for those who have been of HOA or COA boards, you probably have seen how those board members welcome more board members, often allowing 7 to 9 members for less home ownership because they want the community involved. 

WHY DON'T THEY?? hmmm

Why keep it only to 3 members when the State of Florida recommends/requires 5?? I think you know why.


I calculated the amount of revenue the garages can/or are producing.  And in one year we could pay for the security gate with the revenue from just the garages alone!!

All the residents I talked to want the gate, why do our current board members not want one and then have the gall to tell us that the majority of owners don't?  

Have YOU EVER been asked? hmmm


Like I stated already, the revenue from the garages would pay for the gate if we get a new board to get the control and lion's share revenue from the garages back to the Coral Gardens COA and not a private entity. that seems to have gotten control of them illegally. If you came to the meetings years ago, I would constantly ask Joshua Bateman, and Ariel Portunato, "Who owns those garages?" They were ALL tight lipped. Now I believe I know why.


Why don't they want us to keep out strangers and vagrants from our community?  We had to fight for the fence and we finally got it after 5+ years because of a few owners and the City of Melbourne got involved that wouldn't allow the current board to delay the fence replacement.  And now they want to take credit for a job well done??  

Pathetic.


How many years have we been fighting for a GATE or even simple DESIGNATED PARKING SPACES??  These are simple fixes that a competent board can do within weeks or months NOT YEARS!

But it doesn't benefit them, does it?


We will make the gate repair, a priority.  We will at least have a real meeting to take owner opinions and ideas openly.  We would not make statements in a crappy "campaign" letter that states "As management has engaged with residents through everyday conversations and informal feedback, a clear picture has emerged: the overwhelming sentiment among owners and residents is the gated entry may not be what the community wants." 

 AGAIN, DID YOU EVER GET ASKED BY BOARD MEMBERS OR MANAGEMENT ABOUT THE GATE??? 

BANK STATEMENTS

Many questionable checks written

One prime example are two checks written to JML Home Inspections out of Lakeland Florida for $50,000 and $25,000 in one day!  Can someone explain what this could be for?  And there are so many other big withdrawals and/or checks that we would like to know why and for what.  But I have written certified letters for information and I cannot get them to answer many questions and for $10+ for a certified letter that they don't respond to or give me documents requested, I  decided to stop at this moment to ask for any other documents.  I have instead met with a lawyer and filed complaints with the State of Florida, their Department of Business and Professional Regulation.


I have requested 7 years worth of Bank Statements (they illegally withheld some statements and information, which is concerning)  I HIGHLY recommend you request them from the Board.  Since Ariel Portunato has already have them in his email sent to me, I'm sure he will forward them to you IMMEDIATELY.  Unfortunately, I am joking.  They will make you jump through hoops.  I believe that they don't want owners to know where the money is going and for good reason.  And why are they telling us in their "campaign" community letter that they are going to use legal advice on "addressing misinformation or confusion..."  Are they afraid that Anita, Kathy, or me might be exposing the board members wrong-doings?  Why are they already pre-emptively telling us this?? Are they going to use our funds for their legal defense??


In my opinion, the easiest way to avoid legal fees and clean up what has been done by the board is to get rid of this current board and replace them with people we can trust.  New board members that will allow conversation from owners at board meetings. New board members that will post unredacted bank statements on the portal.  New Board members that will be physically present at the board meetings at OUR clubhouse. New Board members that will make the meetings convenient for working people, not Monday mornings at 10 or 11am.  We would have meetings during lunch breaks or after 6pm to encourage the most participation.  New Board Members that don't have to excuse themselves from board votes because they may have a conflict of interests, particularly with  Association Resources IV. 


PLEASE do your part to replace this board with people you can trust. SEND YOUR BALLOTS IMMEDIATELY because we believe the board purposely has this election meeting at the most inconvenient times and sends out the required ballots during the time in which the U.S. Post Office is overwhelmed. between Thanksgiving and Christmas.  And therefore you only have a few days to send them back in time.. They bet on not having a quorum so they can reappoint themselves and I'm sure they will then add Daniel Henry as the new board member, replacing Dejan.  And if you do send a ballot please let us know.  My email is dean.paterakis@yahoo.com.  We want to make sure ALL ballots are counted on Monday!!


I would recommend overnighting your ballots or please show up to the meeting in person.


There are two women who own and live in Coral Gardens. They are very capable to do what is needed on the board to get our community to the higher community standards we deserve.  Their names are Anita Waracks and Kathy Devercelly. My name is Constantine "Dean" Paterakis and I may not live here but at least I live in Melbourne, only a few miles north and I CAN MAKE THE MEETINGS IN PERSON and I will ALLOW you to talk about anything you want in a board meeting.
